S.B. Cox demolishes former Dairy Bar in Richmond's Scott's Addition for 321-unit project

S.B. Cox is demolishing the former Dairy Bar complex at 1600 Roseneath Road in Richmond's Scott's Addition, clearing the two-acre site for Capital Square's planned seven-story mixed-use project. Remediation work began last month ahead of full demolition. The development will bring 321 apartments, including over 100 short-term "apartment hotel" units, plus 8,000-plus square feet of commercial space. Capital Square paid $11.5 million for the site in 2024 and targets spring 2027 for vertical construction; no general contractor is selected yet.
